What To Do When The Banks Say No!

Is it more traumatic to be told no by a date or a bank? Actually, I m not sure but I can tell you Ive gotten a lot of nos from one of themIm not saying which. For many investors the no from the banks can be a serious problem. How can one possibly do real estate investing without a lender or a large amount of money in the bank?

There is another way to do it. It is referred to by many as private money or a silent partner. It simply means that someone other than a bank or a business that does lending is willing to loan you the funds to do what you want to do. When I first heard of it I thought that there cant be very many people out there willing to do that.

As I have used private money myself, I have realized that there are definitely enough people out there that are willing to do it. There can be a wide variety of reasons as to why they would want to, but it comes down to this they want to make money and believe that you can do it for them.

A typical situation would look like this: someone out there has a significant amount of capital (money) that they want to be working for them. For whatever reason, they dont have the time to do all the work of real estate investing themselves, or maybe they dont even want to do it.

The other side of the transaction is the investor who is either new or just stretched out with all available capital currently in properties already. When the two parties come together, we have profitable activity.

Lets take a look at why each side may want to pursue this. As stated earlier, the investor who is looking for the capital may be stretched out so that banks will not lend any more money. He or she may also have a poor credit history or maybe even just not like banks. I attended one seminar where the speaker had worked for a bank and been ruined by them. He stated that he did his first 26 deals without any assistance from banks.

The person with the capital is simply looking for the highest return on their investment. Many investments are performing so poorly in the last several years that there are very few places to get a high return on money without substantial risk. Real estate provides a relatively safe high yield provided that the person supplying the capital does some due diligence to make sure the person they are funding has the ability to complete the deal.

At a minimum, here is what should be disclosed on any private money transaction: The financial situation of the property should be fully known how much is either owed on it or how much is it going to be purchased for; what is the market value once it is either fixed, rented, or resold?; how much is it going to cost to fix, hold or resell? What other sources of money is the property purchaser.going to use?

Notice that the focus so far has been on the property. The property is very crucial to a successful investment. The other piece is the purchaser. The lender has to have some idea of the competency of the purchaser. The best proof is a portfolio of previously successful real estate deals. Absent that, the investor has to rely on a judgment of the character and competence of the property purchaser.

Where does one go about finding either side of the transaction? Probably the best places would be investment clubs or groups. Do a web search on real estate investment club with your local area and you may be surprised at how many there are. Another source is on various classifieds in print or online. Many property purchasers advertise looking for investors. It is less common for investors to advertise for property purchasers, because they would be overwhelmed.

Completing the transaction is the easy part. Most commonly, a Deed of Trust and Promissory Note are used. The property owner completes both and gets the deed notarized and recorded. This way the party supplying the capital for the real estate investment has the property as collateral and can be certain the person they are supplying the money to is not just going to run off with it.

The terms of repayment can be whatever the two parties agree to. I am not an attorney, so if there are some terms that would be prohibited in your area, I wouldnt know. For any transaction involving real estate investment and lots of money you should seek professional counsel.

Many people often asked, Why am I not getting sales, nobody is signing up, I am not making any money, what is going wrong?

Something is actually wrong. You see, when youve developed a product, registered a domain name, hosted your site, and solved issues like payment processor, you have to wait for the money to start rolling inonly then you will know the value of traffic.

Dont rely solely on search engine ranking otherwise you are leaving 90% traffic.

Research as many traffic techniques as you can and experiment with as many as possible. Though it will cost you time and money, it is all an investment. Nothing comes easy, especially financial success.

Peroneal Neuropathy: Waiting for the Other Foot to Drop

A “foot-drop” is a medical term which–thankfully–does not mean that the foot suddenly disconnects from the leg. Rather, it means that when the leg is lifted from the ground, the foot droops downward at the ankle. The muscles that are supposed to prop up the foot have become so weakened that they cannot overcome gravity’s downward pull. When people with this problem try to walk, they have to either hike the leg higher to clear their drooping toes or else risk tripping over them.

What is to blame for this inconvenient symptom? In truth, there are multiple possible causes, but one of the most common culprits is injury to a nerve-bundle in the leg known as the peroneal nerve. To understand how this nerve-bundle can get in trouble, a quick review of the bones of the leg is helpful. There is just one bone, a big one, that connects the hip to the knee, and that is the femur. There are two bones that connect the knee to the ankle. The tibia is the larger one and lies more to the inside, while the fibula is the thinner one and lies more to the outside. That’s the extent of the bony anatomy we need to know.

The nerve-fibers constituting the peroneal nerve travel with the huge sciatic nerve that runs behind the femur from the buttock to the lower thigh. That’s where the “common peroneal nerve” splits out from the pack and runs along the outside of the knee, tucking behind the head of the fibular bone (a knobby protrusion just beyond the knee) and then snaking around the neck of the fibula just below its head. The neck of the fibula forms the floor of the fibular tunnel that the common peroneal nerve must pass through. Within this tunnel the common peroneal nerve is particularly vulnerable to injury.

Also within this tunnel the common peroneal nerve splits into two branches, the “deep peroneal nerve” (farther from the leg’s surface) and the “superficial peroneal nerve” (closer to the leg’s surface). Because the two branches have different connections to muscles and skin, injury to one produces different impairments than are produced by injury to the other.

The deep peroneal nerve is responsible for cocking up the ankle and toes, so injury to this branch produces weakness or paralysis of the muscles responsible for these actions. There is just a tiny patch of skin, located between the big toe and the toe next to it, connected to the deep peroneal nerve, so damage to this branch produces numbness limited to this small area.

The superficial peroneal nerve, by contrast, is responsible for skin sensation on most of the outside of the calf and top of the foot, so these areas can become numb when the superficial peroneal nerve is injured. This branch is also responsible for lifting the outside edge of the foot, so this action is gone when the superficial peroneal nerve is not functioning properly.

Impairments due to injury of the common peroneal nerve (the parent of the two branches) are the sum of the impairments associated with each of the branches. So this means that the ankle and toes cannot cock upwards, the outside edge of the foot cannot lift, and there is numbness on the outside of the calf and top of the foot.

“Peroneal neuropathy” means impairment of the peroneal nerve. Peroneal neuropathies are the most common neuropathies (of the kind that affects just one nerve at a time) in the lower extremities. Investigators at the Louisiana State University Health Sciences Center recently collected a series of 318 patients with peroneal neuropathy who required surgery, while Italian researchers collected another 69 cases that included those who didn’t need surgery. From these two tabulations of cases a good picture emerges of the more common causes of peroneal neuropathy.

Many were due to physical traumas. Some of the traumas were severe enough to break or dislocate bones, while others involved deep cuts in the soft tissues, and still others involved just a stretch or bruise. Another common cause was surgical operations. Some of the surgeries were to the nearby knee, but others were performed on more distant structures, like the hip, the abdomen or even the chest.

Many cases were due to excessive external pressure being applied to the nerve. This occurred in different ways. For example, in prolonged leg-crossing the knee of the bottom leg pushes steadily against the peroneal nerve of the crossing leg. Peroneal neuropathies seen in bedridden patients were presumably due to lying on the fibular tunnel for too long without a shift in position. Other patients had entrapment or pinching of the nerve within the fibular tunnel unrelated to external pressure.

A surprisingly large group of patients had peroneal neuropathy due to weight loss, also known as “slimmer’s paralysis.” More than one factor might have been at play in these cases, including lack of nutrients, pressure on the nerve, or both.

Researchers and clinicians find that in some people an apparently isolated peroneal neuropathy is actually the leading edge of a more widespread polyneuropathy. “Polyneuropathy” means that peripheral nerves are impaired in a more diffuse pattern–not just single nerves in single places. So in some cases of apparent peroneal neuropathy further investigations turn up polyneuropathy due to other causes, for example, diabetes, excessive alcohol consumption or genetic factors.

How are cases evaluated? The physician’s evaluation starts with the time-honored methods of history-taking and physical examination. As part of the physical examination the doctor inventories which muscles are weak (and which are not) and maps out areas of numbness affecting the skin. Additional testing with electromyography and nerve conduction studies, which check on electrical functions of the muscles and nerves, often provides valuable information, including whether additional nerves are affected and how bad the impairments are.

How about treatment? Treatment varies according to what caused the peroneal neuropathy in the first place, but let’s consider a typical case unrelated to severe trauma. Nonsurgical approaches are usually tried first, including avoidance of further pressure on the peroneal nerve, improved nutrition and supplementation of the diet with vitamins. A simple brace applied to the ankle improves walking. In many cases the nerve recovers without anything more drastic being done. But if these conservative treatments fail (and the peroneal neuropathy is not part of a more widespread polyneuropathy) then surgical exploration of the fibular tunnel is often indicated. If the nerve is pinched, then the surgeon frees up the nerve from whatever was pinching it.

The Revolution of Symbols

Five thousand years ago, people were still roaming the earth as nomads. They carried along their few precious possessions in their hands and on their backs. They hunted and gathered food at random.

Then came the Agricultural Revolution: people settled down and got attached – physically, emotionally and legally – to specific plots of land. They grew their food in accordance with a pre-meditated plan. They domesticated animals. This new pattern of human existence led to enormous shifts in demographic patterns.

It took yet another 4500 years before the dawn of the next Revolution: the Industrial one. Its main achievement was to separate the raw materials and the means of production from the land. It also created the need to have an educated workforce. This Revolution brought in its wake the formation of cities (which supplied workers to mega-factories), mass education systems and leisure.

For the first time in history, people began to have free time on their hands.

Numerous organizations, firms and institutions sprang up in an effort to satisfy the insatiable desire for entertainment and the necessity to cope with the ever growing complexity of social and economic institutions.

Contrary to common opinion, the service oriented society was – and still is – an inseparable part of the industrial world.

Today, we are in the eye of the biggest storm ever: the Third Wave (to borrow Alvin Toffler’s excellent coinage). This is the Information and Knowledge Revolution. It is leading to an economy which will be based on the accumulation, the processing and the delivery of information (the equivalent of raw materials) and of knowledge (the equivalent of processed goods). All these will be made accessible to ever widening strata of society.

This, indeed, is what separates this Revolution from its predecessors:

(1) It is equitable – anyone and everyone can partake in it.

To participate in the previous two Revolutions – large amounts of capital were needed. Where capital was amiss – raw force was used to obtain raw materials, capital goods, land and other means of production (including very cheap labour in the form of slavery).

This Revolution is different: all that is needed is good ideas, some (ever lessening) technical background and ever cheaper infrastructure.

So, this Revolution is open to young people in home garages (this is how computer giants such as Apple Computers and Microsoft were established).

It is non-discriminating: age, gender, race, colour, nationality, sexual preferences – they all do not matter. This Revolution is the Great Equalizer.

(2) This is the first time in human history that raw materials, production processes, finished products and marketing and distribution channels are one and the same. Let us examine the example of the sales of products (e.g., software) through the Internet:

Software is written on computers using programming languages – a manipulation of electronic bits in a virtual environment. Thus, the product (=the software), the production processes (=the programming languages), the raw materials (mental algorithms translated to electronic bits) and the channels of marketing and distribution (the electronic bit streams of the Internet) – they are all made of the same elements and components.

This is why the technology is so cheap. This is why the products of the forthcoming Revolution will be disseminated so easily. To manufacture and to distribute will become mundane – rather than arcane – operations.

(3) Only some of our forefathers have been influenced by the Agricultural Revolution. Only some of them have been influenced by the Industrial Revolution. Gradually, the percentage of the population working the land decreased from well over 60% to less than 3% (in the USA, for instance). An equal drop can be discerned among the part of population engaged in industry.

But this is not the case with the third Revolution:

There is not a single human on earth who is not influenced by the third, biggest Revolution of all: the Information / Knowledge Revolution.

All of us are exposed to radio, television, computers, cellular phones, the Internet. These products and services are becoming cheaper and more available and accessible by the month. The new Revolution is all- pervasive and all-encompassing.

(4) All the above characteristics brought about a new form of economic development: non-centralised, high value added, fast progressing with quick business cycles. It is the first non-mercantilist, non-colonial phase in human history. All economic activity in the past was characterized by the importation of raw products at low prices from the very same markets that absorbed the final products (produced from those raw materials) at much higher prices.

This form of exploitation will gradually become impossible. Today, it is no longer important where goods are produced. The demarcation lines between finished products and raw materials are so blurred (even where old-fashioned industrial products are concerned) – that the old distinctionbetween “colonizer” and “colony” has all but vanished.

This holds a great promise for less-developed and developing countries.

In the (near) past, they would have needed huge amounts of capital and other, non-monetary, resources to equate themselves with the more developed part of the World. Today, much less investment is needed to achieve the same results. The world is finally becoming what the sage of Western media, Marshall McLuhan called: “The Global Village”. It matters less WHERE you are – it matters more WHAT you think. A global economic premium is placed on innovation, creativity, improvisation and the entrepreneurial spirit.

These – the new mental commodities - are abundantly and equally available to all the countries in the world: poor and rich, off-center and on-center, developed, developing and less developed.

The old economic conception of an evolution: from the agricultural to the industrial to the service economies is being replaced. The new breed of economic thinking encourages countries – such as Macedonia – to move directly from the Agricultural phase to the Third Wave: that of Information and Knowledge industries. Macedonia can better accommodate this type of industries: they are affordable, accessible, easy to understand and to implement, highly profitable, ever evolving and progressing.

Macedonia will not be the first country to implement such a daring policy of leaping forward and skipping the Industrial stage – straight into the age of Information. Israel has done it before and so have Switzerland, Hong-Kong, Singapore and (to a certain and hesitant extent) India. All these countries were naturally under-privileged. Some of them are mere deserts, others isolated, barren islands or severely overpopulated. But they all managed to get heavily involved in the unfolding revolution. All of them (with the exception of India which is a new, half-hearted, entrant) possess the highest per capita GNP in the world.

The gamble has paid off.

But there is a fascinating side-benefit to such a choice.

The shift from industry to the information technology and knowledge industries – is a shift from dealing with reality to dealing with symbols. The techniques used to manipulate symbols are the very same – no matter what the symbols are. If a country is successful at developing trained operators of symbols – they will know how to manipulate, operate and transform any kind of symbol.

This is also true when it comes to the biggest symbol of all: to Money.

Money – as we all know – is a symbol. It represents an agreement reached amongst members of a group of people. It has no intrinsic value. The same techniques which are used for the manipulation of information are easily applicable to the manipulation of the symbol called money.

THE MORE ADEPT A COUNTRY IS AT PROCESSING SYMBOLS (=INFORMATION) – THE MORE ADEPT IT IS IN FINANCIAL TRANSACTIONS OF ALL KINDS. It is more likely to attract investments, to develop flourishing stock exchanges and money markets, to train young professionals, to trade and in general: to get enmeshed in the very fabric of the modern international economy.

Higher Education as Service Trade Exporter In South Africa

Introduction

Whilst it is recognized that South Africa is still in a process of transition regarding higher education to address the imbalances of the past, it should also be emphasized that Institutions of Higher Education in large are still underplaying the importance of higher education as commercialized commodity in the global world. This resulted in a low commercial higher education presence in the global world, a limited capability to attract quality students from foreign countries and a national oriented education approach. Even the school law that will soon be introduced in South Africa to address the imbalances of the past may have a negative effect of institutions of higher education to play a significant role in the commercialized educational world. The proposed new law emphasized adherence to the principles of equitability, rectification and representativeness above competence in the appointment of teachers. This may undermine the quality of education firstly, in schools and later in institutions of higher education in South Africa.

This is in sharp contrast with international trends signaling that the international higher education market is becoming more competitive as education competes as export and import commodity. Figures available indicate that higher education export represents on average around 6.6% of total student enrollments in 2000. This figure can still not be matched b South African Institutions 5 years later. In countries like Switzerland, Australia and Austria these figures were above 11% in 2000 making these countries the highest internationalized higher education countries in the world. Similarly, educational services in Australia, New Zealand and the United States of America respectively represent the third, fourth and fifth largest service export sectors. This clearly provides evidence that these countries realize the significance of higher education to transfer intellectual capital and enhance the economic competitiveness of nations.

Interventions required

It is important that Institutions of Higher Education in South Africa position themselves as nodes in an increasingly seamless knowledge base in the global world, which could have a greater interface with the knowledge-driven global economy. Therefore, Institutions of higher education in South Africa should given even more attention to integrate with influential international institutions that will enable them to internationalize higher education.

Currently, internationalization of higher education in South Africa happens more by incident rather than through thoroughly planned and organized approaches. If institutions of higher education in South Africa intend to consider higher education as a commercial trade commodity, serious emphasis should be place upon:

· Introducing purposeful policies and strategies that clearly indicate the road forward with regard to internationalization intentions and the specific areas that would need priority attention. However, this should not be developed as separate internationalization strategies, but should e seen as a natural element of the overall strategy of the institute.

· Implementing induction and course programmes that will attract quality foreign students to the institutions.

· Supporting academics to participate in conferences as well as in reputable academic journals to publish research results.

· Ensuring that all course offerings meet international accepted criteria as defined by the leading institutions of higher education in the developed world.

· Creating conducive learning environments equipped with the latest learning technologies.

Internationalization requires that institutions of higher education in South Africa should emphasize a somewhat loosening of the relationship with Government to create new transformational bodies to address the imbalances of the past, but also to broaden this mission to play a more active role in regional economic development. This can be achieved by establishing strong horizontal links with other universities research institutions and industry in the Southern African Development Community. If this can be achieved, the activities of institutions of higher education will no longer be isolated from the marketplace and its outputs could become merchandise products as well. Loosening the relationship with government will not only provide for more freedom to autonomously decide what educational and research outputs to create, but will also increase the pressure on institutions of higher education to perform better as they take up the responsibility to raise funds for projects and salaries.

It is imperative that higher education in South Africa can no longer take the disposition that placed research and development in contrast to one another. Rather, it should take the stand that the outputs of institutions should have a strong:

· Social development and application in which the simultaneous promotion and integration of education, scientific research and production occurs;

· Science and Technology Financial Management Support System in place in order to create a safe and secure research environment for academics; and

· Set of ” Key State Laboratories” where research and education of strategic importance to the development and well-being of the country can be carried out.

Conclusion

South Africa institutions of higher education currently rated only among the top 40 of the world’s host countries. An urgent need exist to rethink and reformulate the educational thinking models of institutions of higher education in South Africa. Because of the changing political situation accompanied by a changing global economy, many traditional ways in which institutions of higher education were previously governed will change. Unless institutions of higher education in South Africa succeed to internationalize successfully, huge opportunities to earn foreign currencies using higher education as a trade commodity will be lost.

Others are Jasmine, Sandalwood (very popular in Men’s skin care), Geranium and Ylang Ylang.

Essential oils, be they for direct effects on skin metabolism, or for the overall state of wellness of the user, will be diluted in a carrier oil, sometimes known as a base oil. It is important to note that diluting the oils will often actually enhance their effects; essential oils are often too strong to be used directly, and many studies have shown increased efficacy in dilutions down to 1% or less of the total formula. The carrier oils serve several other functions as well; they “carry” the essential oils into the skin, increasing their total absorption. They also nourish the middle and lower layers of the skin with essential fatty acids or EFA’s compounds now considered critical to the health of all living tissues. Further, some carrier oils have vitamin analogs which assist in skin regeneration and repair.

Some of the carrier oils often found in skin formulations include Hazelnut, Rosehip seed, and Evening Primrose. Hazelnut is a very gentle oil with little aroma of it’s own, and being suitable for virtually all skin types, it use used in a vast number of blends as the primary carrier. To this, Rosehip seed oil is added for it’s concentration of triple-unsaturated fatty acids, and it’s natural trans-retinoic acid; a vitamin-A compound similar in effects to Retin-A without drying side effects. Evening Primrose is often also included in lower concentrations for it’s high levels of GLA or gamma-linolenic acid, and is considered important in cases of eczema and skin showing signs of premature aging.

Making your own blends with these ingredients is truly a fun and rewarding experience you only need a bottle to mix them in, and some means of counting out drops of essential oil. An eye dropper works wonderfully, and graduated plastic pipettes are readily available. A basic blend to begin with, which is designed for overall health of the skin, is made thusly: to one ounce of Hazelnut Oil, add fifteen drops Thyme Linalool, fifteen drops Rosemary Verbenone, fifteen drops Neroli (or a high-quality Petitgrain if you prefer it is much less expensive with many of the same properties), and fifteen drops Spike Lavender (a Lavender with strong antiseptic qualities a little more ‘medicinal’ than the sweeter True lavender). This blend was originally formulated to clear up oily skin, but is now used to support normal skin in daily application.

If your skin has been chemically damaged, is overly-sensitive, or otherwise ‘weakened’ with broken capillaries, try this mixture, applying frequently: For each ounce of base oil, use three parts Hazelnut, one part Rosehip Seed, and one part Evening Primrose. Add the following essential oils: fifteen drops Moroccan Chamomile, fifteen drops Helichrysum, fifteen drops true Lavender, and fifteen drops Roman Chamomile. The Helichrysum, Lavender and Rosehip seed will enhance the skin’s own natural metabolism, and the addition of the Chamomiles will greatly reduce inflammation that is found with almost all damage and/or aging.

If your skin is prone to acne, or has over-active sebaceous glands, the following blend can be of great assistance. It contains regenerative, antiseptic, and cleansing oils. Simply use Hazelnut as the base, and to each ounce include fifteen drops of Green Myrtle or Inula graveolens, fifteen drops Eucalyptus dives (because of the ketones in this oil, it should not be used if pregnant or under 10 years of age but is otherwise considered safe), fifteen drops Spike Lavender, and fifteen drops Rosemary verbenone.

If your skin doesn’t have particular damage to it, but appears lifeless due to exhaustion and/or exposure to significant amounts of pollution or environmental toxins, this is the blend for you. Use one part Rosehip Seed and 4 parts Hazelnut as the base. To each ounce, include fifteen drops Carrot Seed (also known as Wild Carrot or Queen Anne’s Lace a well known skin restorative), fifteen drops Lemon verbena (which enhances the removal of toxins from skin tissues), fifteen drops Niaouli (an all-around brilliant antiseptic oil with firming effects), and fifteen drops Rosemary verbenone (again, for it’s regenerative and stimulating effects). If you are wishing to strengthen, tighten, and firm your skin, try this dilute mixture (the concentration of essential oils is relatively low here for use near the eyes) five ounces of Hazelnut oil and one ounce of Rosehip seed oil, fifteen drops of Green Myrtle, fifteen drops of Rock Rose (a plant grown in very sun-drenched areas, excellent for gently tightening the skin). If you like, add fifteen drops of Rosemary verbenone for it’s regenerative properties, but omit if this causes sensitivity used near the eyes.

There are many texts available to help you create more complex blends, or one’s with your favorite aromatics. Blending your own facial and skin formulas is easy, rewarding, and in the long run, cost-effective. Using natural botanicals in a consistent, mindful manner can lead to long-lasting, noticeable natural health of your skin. Isn’t it strange how there are some things from childhood that you don’t miss and that you’ll probably never do again and then how there are things that you loved so much you would still do them everyday as an adult if you could? Well, I’ve been missing the strangest things from childhood lately, I’ll admit it. For example, I’ve been missing some of the games that my siblings and I used to entertain ourselves with as young children. We used to play.darts for hours on end, and lately I’ve been playing darts nearly every day.

I’m not sure when I remembered my love for darts, but I can tell you with honesty that from the moment I heard mention of darts a few months ago I have been like a mad man. I immediately went out and bought the nicest set of darts and a dart board that I could find and I have played at least a game or two of darts most every day since then. It is a sort of strange obsession, I know, and many people in my family and friends are making fun of me for it, but I just cannot help it. I love throwing the darts and trying to perfect my throws just so.

I guess I love darts so much because of the memories I have from childhood. I loved being with my siblings and enjoying afternoons filled with game after game. Darts was a game that wasn’t introduced to us until later in our childhood, so we learned it late but picked it up fast and were hooked. We would rush home from school, drop our bags and rush into the gameroom where the darts was. We would play for as many hours as we could before being called to dinner or to homework. Now that my siblings are far apart we cannot play darts anymore, but I have taught my children and my close friends how to play.

Why ultralight backpacks? Devotees of ultralight backpacking know you reduce your packweight most by concentrating on the “big three;” backpack, shelter, and sleeping bag. Forget those 6-pound backpacks, 9-pound tents and 5-pound sleeping bags. Reduce that 20 pounds.to less than 5, keep the other gear to 5 or 6 pounds, and you can chuck the hot and heavy hiking boots, put on the running shoes, and start enjoying those trails.

Four Ounce Ultralight Backpacks

No, that’s not a typo. One of the ultralight backpacking suppliers recently came out with a light pack with a capacity of 1800 cubic inches, plus more in an expandable rear pocket. Designed to carry just fifteen pounds, It may be more fragile than the average pack, but it weighs just 3.7 ounces! With a pack that light you’re well on your way to keeping your total packweight to fifteen pounds.

I bought a six ounce pack at Walmart. Maybe you didn’t know they sold ultralight backpacks, and niether did they. I’m sure it was intended as a daypack. However, it has 1200 cubic inches and weighs only 6 ounces, so I’ll use it for summer overnighters. At $4, it was light on the budget too.

It easy to imagine that a decent-sized backpack can be made at home that weighs less than 8 ounces. If it’s a simple one, without extra pockets, made from light nylon material, how much could it weigh? Making your own may be the way to get the lightest backpack.

Alternatives To Ultralight Backpacks

I’ve used my 8-ounce duffle bag for backpacking. With no pockets, it’s tough to organize things, but it has lots of room, and it is very tough. In practice, the full-length zipper makes it so easy to see everything that organization isn’t very important.

I also have tied the duffle bag to an an old aluminum pack-frame, to create a full-suspension backpack. It has a hip belt, comfortable padded straps, and weighs exactly two pounds. It worked fine on a trip above timberline in the mountains of Montana. If there are any lighter exterior-frame ultralight backpacks out there, I haven’t seen them.

You can also go on overnight trips with just a bivy sack, a bottle of water and a few granola bars in the pockets of your jacket. I’ve done this in the summer. Of course, I suppose without ultralight backpacks, this can’t even be called backpacking.

Chelseas latest excursion into the transfer market has left many fans thinking this seasons title race is already a foregone conclusion.

On the face of it Chelsea appear to have signed two genuine world class stars in Michael Ballack and Andriy Shevchenko to add to their growing number of A list players.

Ballack has been the driving force for both Bayern Munich and the German national team for several years and has always resisted the temptation to move until now.

Ukrainian Shevchenko proved his worth in Italy with AC Milan after spending his early years learning his trade at Dynamo Kiev.

Indeed, following the decline of Brazilian superstar Ronaldo, Shevchenko has emerged as possibly the worlds most feared striker.

But both new signings are approaching the autumn of their careers. Theyve been successful at previous clubs, gathering an impressive collection of medals between the pair of them. Whether the fire continues to burn only time will tell.

As one of the few home grown players, Frank Lampard will be hoping to put a mediocre World Cup behind him and find a return to his old Chelsea form.

Though Lampard has come in for some stinging criticism from the English press, you dont become a bad player overnight and Frank will be eager for a good start to the season.

The evergreen Claude Makelele flourished in the France midfield during the World Cup alongside Zinedine Zidane.

Makelele will again be hoping to provide the steel in the Chelsea engine room, allowing the more offensive players the opportunity to hurt the opposition.

We can only hope their nearest challengers put up a greater fight than last season when the title race was won at a canter.

Can you imagine anyone paying you good money for your photos? No? You know, I had all those photos from a recent trip to Rome, Italy, laying around and I thought it should be possible to make a few bucks off of them. First, I couldn’t think of a way to market or sell those images but then I discovered micro stock sites.

Micro stock sites are great: You register (it’s free) and then upload a few sample images. After your samples passed an initial review you start uploading and making money.

Let’s look how this works in detail:

Stock photography

What is stock photography? Imagine someone is creating a website about healthcare. To beef it up they want a few images of doctors, nurses, operating theaters and the like. Rather than hiring a photographer (sending him on “assignment” as it’s called in the business) which can be very expensive the designer decides to use stock photos, i.e. images that are readily available. Usually stock images are much cheaper than “bespoke” photos. So our designer would visit one of the established stock image sites and browse around a little until she finds some nice healthcare related imagery. After paying up (usually at the tone of $100 per image or higher depending on the use) she downloads the photos, puts them on the website and calls it a day.

Micro stock sites vs. traditional agencies

With a traditional agency our designer likely spent between $500 and $1,000 for half a dozen images of doctors, nurses and stuff like this. That’s small change if you are a Fortune 500 company, but what if you are on a budget or doing website design for a friend or a non-profit organization?

Enter micro stock agencies. Micro stock sites have stirred up the traditional market for stock photography over the last three years. What’s the idea here? Rather than charging $100 or more for a photo, on many of those sites you can get high quality images for less than $10, sometimes as low as $1!

With a payout of perhaps 25 to 50 cents per image this is not very attractive for professional photographers but an amateur can make decent money this way and should at least be able to finance her hobby. And remember, this is the Internet we are talking about: Make it up on volume. 25 cents per image downloaded may not sound like much but if you have several hundred or even a thousand decent and usable images, all of them submitted to the big micro stock sites even a paltry 25 cents per download can add up nicely.

What you need

Most micro stock agencies have the same requirements: You’ll need at least a four Megapixel camera (more is better, although you’ll be fine with between six and eight Megapixels), your images should be free of noise, properly keyworded and should picture sought after subjects. For example, good selling images are business or healthcare related or illustrate a concept or an emotion such as love, relationships, carreer and the like.

A Look At How Boat Lifts Work And The Different Types

Boat lifts work on the principle of lifts and hoists. In Hydro hoist type model there are float tanks that have a drain fitting at the bottom which is always open to the water. To lower down the hoists, one should vent the air pressure to allow water to fill the again tank.

Generally a motor with a blower is attached which is about the size of a vacuum cleaner motor. These motors blow the air out of the float tanks. Each tank has a hole at opposite ends, where the hose is attached. These holes are about 4 inches in diameter. An electric switch is used to turn on the blower and a valve. To raise the boat lift the valve is opened and the blower motor turned on. It can be left on until air bubbles are out of the 4 inch holes, this is the maximum lift that can be obtained. Once the boat is lifted to the desired height the valve is manually closed and all the air is retained in the tanks. When the boat is to be launched the valve is opened and the captured air from the tank escapes past the blower and the lift settles into the lake.

However knowing your point and making it clear and apparent are sometimes easier said than done. So what is a writer to do?

Finding your point is as easy as 1-2-3.

First, identify your topic. Simply make a note of the subject you plan to address. Narrow it down to one word or simple phrase. For example, you plan to write an article about potty training. That makes potty training your phrase.

Second, ask yourself a pertinent question about that topic. For example, how can you make potty training easy? Now turn that question into a statement, such as “You can make potty training easy… ” This is your point. But you aren’t done yet.

Third, you will need to expand and support your point so you must come up with three supporting points. Remember, not only do you have to make your point, but you also need to make it clear and apparent. That is why support is important. So think of three points you can make to support your point. For example, keeping the pressure low, making it fun, and giving it time. Finally, you join your statement with the three points and use a preposition to join the two together. In this case probably “by” would work best and often “because” is a good choice. Some other prepositions include about, during, through, under, and with.

Now you have a good introductory paragraph:

You can make potty training easy by keeping the pressure low, making it fun, and giving it time.

Not only do you have a point that you will be able to make clear and apparent to the reader, but you also have a road map for your article or essay. Simply expand on your introduction and expand on each supporting point in turn and you will have a clear point, good organization, and solid support.

Taking a few minutes to plan out your point in this manner can be well worth spending the time as it will make your writing easier. It will also make the reading easier as well. And that is the point of this article.
